Nhân tố kinh tế ảnh hưởng đến sự thay đổi giá cổ phiếu: Ngành bất động sản trên sàn chứng khoán thành phố Hồ Chí Minh

Nghiên cứu các nhân tố kinh tế ảnh hưởng đến sự thay đổi giá cổ phiếu ngành bất động sản trên sàn chứng khoán TP. HCM. Các nhân tố kinh tế bao gồm 4 nhân tố (1) lạm phát, (2) giá vàng, (3) tỷ giá hối đoái và (4) lãi suất. Số liệu được sử dụng là giá cổ phiếu được thu thập từ 30 cổ phiếu được niêm yết trên sàn HOSE, tỷ lệ lạm phát được đo lường bằng chỉ số Chỉ số giá tiêu dùng (CPI), giá vàng, tỷ giá hối đoái, lãi suất theo thời gian tần suất là tháng. Tất cả số liệu trên được thu thập cho khoảng thời gian từ ngày 01/01/2012 đến ngày 30/02/2018. Phương pháp phân tích được sử dụng là mô hình hồi quy đa biến. Kết quả nghiên cứu cho tỷ lệ lạm phát và lãi suất có mối quan hệ cùng chiều với sự thay đổi giá cổ phiếu ngành bất động sản. Hai nhân tố là tỷ giá hối đoái và giá vàng không ảnh hưởng đến sự thay đổi giá cổ phiếu.
