Vỉa hè ở Việt Nam có một số điểm nổi bật so với các nước khác trên thế giới vì có rất nhiều hoạt động kinh doanh diễn ra trên vỉa hè phía trước nhà. Tuy nhiên, hiện tại chưa có nghiên cứu xem xét tác động trực tiếp giữa độ rộng vỉa hè và giá nhà ở riêng lẻ tại một số quốc gia trên thế giới mà trong đó có Việt Nam. Nghiên cứu này sử dụng mô hình định giá Hedonic xem xét tác động của độ rộng vỉa hè đến giá nhà ở riêng lẻ tại Thành phố Hồ Chí Minh. Tác giả đã sử dụng dữ liệu thu thập được của 283 nhà ở riêng lẻ bao gồm thông tin về giá bán, khảo sát hiện trạng sử dụng nhà, đặc điểm của vỉa hè và các tiện ích xung quanh. Kết quả cho thấy độ rộng vỉa hè có tác động làm tăng giá trị nhà ở. Cụ thể, nếu độ rộng vỉa hè trước nhà tăng thêm một mét, giá trị nhà tăng khoảng 4%. Kết quả này có thể được coi là một gợi ý cho các nhà quản lý đô thị để xem xét việc thực hiện chiến lược chỉnh trang và cải tạo vỉa hè để phục vụ cho việc phát triển đô thị, thu phí đối với việc sử dụng vỉa hè.

In Vietnam sidewalk space has some salient points compared to other countries because there are many business activities on sidewalk space in front of a house. However, nowadays there are no peer review studies that estimate the direct effect of a sidewalk space on a single-family house value in some countries in the world. This study uses the hedonic pricing model to examine the impact of sidewalk space on single-family house prices. The author uses primary data of 283 Ho Chi Minh City single-family houses including selling prices, surveys of current housing conditions, features of sidewalks and surrounding amenities. The result shows that sidewalk space has significant statistic and positive effects on single-family house prices in Ho Chi Minh City. Specifically, if a sidewalk space increases by one meter, a house price increases by approximately 4 percent. This result provides a suggestion for urban planners to consider the implementation of urban development strategies and improve sidewalk conditions.
